In June 2021, I purchased 109 East 9th Street — an 1860s-era building in the East Village — to serve as the headquarters for my company. My goal was simple: convert the ground-floor bar into modern office space.
To obtain a new Certificate of Occupancy (C of O), I had to clear every existing building violation — even those I didn't cause. I inherited “Work Without a Permit” violations from the 1990s located on the residential floors.
Despite these issues being unrelated to my commercial project, I took responsibility and fixed them. By December 2022, after hiring licensed professionals and pulling the required permits, the city cleared me to move forward with the C of O.
Following the April 2024 earthquake, the 160-year-old, already fragile building showed exacerbated pre-existing structural damage. This triggered an impossible situation:
